YPP Lettings - University Office

4.5(1013 reviews)·Leeds

YPP Lettings - University Office holds a 4.5 rating from 1,013 Google reviews. Concierge and maintenance staff, including Jay, Sophie and Graham, are repeatedly praised for going out of their way to help with parcels, repairs and day-to-day issues. However, a number of reviews describe recurring problems, including maintenance for essential utilities taking weeks, mismatched or misleading property photos, poor conditions left at check-in, and one report of a pest issue in a car park that caused vehicle damage with a slow management response. Prospective student tenants may wish to inspect properties carefully and clarify maintenance turnaround before signing.

Very overpriced and the smallest flat I’ve ever seen. The heat in those rooms and in the building is insane, no air con. Also the ventilation system in the building was as never on, therefore there was no ventilation in the bathrooms. When I asked the worker, he said it’s been broken for a long time and nobody is coming to fix it. They also would not let me extend my contract for a month, and kept saying it had to be 2 months even though new laws were introduced where you could do month to month bases. By the time it was too late for me (2 weeks before moving out) they said I can do month to month now, but I need to give them a 2 months notice of when I want to leave. Why did they change their mind and agree now? Because they had nobody renting the flat anymore. Saka (an employee) was the only good thing about my stay. He was very helpful since I met him and made my stay much better. Location was also good.

A big thank you to Jay, the concierge at Merrion Street Gardens. An absolute star, always ready to help and beaming with smiles. Great guy!

Jay was extremely helpful throughout my moving process. They were consistently kind, accommodating, and supportive, always willing to assist whenever needed. Their professionalism and willingness to help made the experience far less stressful, and it was genuinely appreciated. I’m very grateful for all of their support and would highly recommend them.

I recently had a problem with my kitchen hood and Gavin from maintenance team fixed it by replacing it with a new one. Now I can cook comfortably, thank you for the great work!

Do not rent with YPP. There are far better alternatives, such as Scape or Vita, for those seeking higher-end student accommodation. YPP’s prices are typically 20–40% higher than comparable properties. Maintenance for essential utilities often takes at least three weeks. Positive reviews are frequently incentivised with vouchers or cashback that are rarely, if ever, honoured. After moving out, around 90% of students report being intimidated by threats of legal action over alleged damage or cleanliness issues. Proceed with YPP only if you are prepared to be dissatisfied.

I want to express my sincere gratitude to Sophie for her incredible help over the past two days. She went out of her way to assist me in locating my parcels, some had been delivered to my apartment block (correctly), and although I received the delivery photos, the packages had been taken to other buildings. Sophie took it upon herself to track them down and personally brought them back to me. She’s always so polite, helpful and genuinely friendly — a true example of outstanding customer service. More concierges should be like her! 5 stars all the way ⭐️ Such a valuable asset to the YPP team!

I would strongly advise prospective tenants, particularly students, to think very carefully before choosing YPP. My experience at the end of my tenancy was extremely stressful and poorly handled. The property was not clean on arrival, with rubbish left by the previous tenant, a damaged mattress, and marks on the walls and floors. These issues were recorded at check-in with photographs. During the tenancy, maintenance staff also acknowledged the marks on the walls and stated they would repaint, which never happened. Despite thoroughly cleaning the property before leaving (which I documented), I was later pursued for end-of-tenancy charges that were unclear, inconsistent, and changed multiple times. The total demanded shifted from £135 to £70, with explanations including “bag removal,” “labour,” and “cleaning,” even though no items were left behind and some alleged issues were later withdrawn. Communication was confusing and unprofessional. I repeatedly asked for clear justification and evidence, yet was pressured to pay while a formal dispute was ongoing. I also received repeated phone calls demanding payment despite the matter being under active review with an independent redress scheme. The overall approach felt designed to wear tenants down rather than resolve disputes transparently or fairly. Charges were vague, explanations shifted, and responsibility was placed on the tenant even where issues were pre-existing or already acknowledged by YPP staff. If you rent with YPP, document absolutely everything, expect significant difficulty at the end of your tenancy, and be prepared to challenge charges robustly. Based on my experience, I would not choose this company again.
