How much does Estate agents cost in Reading? (2026 price guide)
Estate agent fees for selling a property are typically charged as a percentage of the sale price, usually around 1-2% plus VAT for sole agency instructions, meaning a £300,000 sale might cost £3,000-£7,200 in total. Fixed-fee online agents sometimes offer flat rates of £800-£1,500 regardless of property value.
Fees vary depending on whether sole or multi-agent instructions are used (multi-agency typically costs more), the property's value and expected ease of sale, whether the fee includes services like professional photography and floor plans, and local market competitiveness. Higher-value or unusual properties sometimes attract negotiated rates rather than standard percentages.
Negotiating the percentage rate before instructing an agent, and comparing at least two or three agents' marketing packages, can meaningfully reduce the overall cost of selling.
