What customers say

Based on genuine customer reviews

Tenants and long-term renters in Oxford who have dealt with North Oxford Property Services describe a split experience, with the agency's handling of deposits and communication drawing the most consistent complaints. Renters repeatedly report that emails went unanswered and that concerns were passed between different members of staff rather than resolved, with several describing dealings over deposit returns as a recurring source of frustration. The condition of properties at the start of a tenancy also comes up often, with accounts of flats not having been cleaned and of access arrangements causing difficulty.

Alongside this, a separate strand of feedback is positive: some customers who have rented through the agency over several years speak warmly of the team, describing staff as responsive and approachable, and Kelly Preston is singled out by name for her punctuality at viewings, her knowledge of the properties and the speed with which she replied to enquiries. Long-standing clients note that the service has remained consistent across many years of using the agency for accommodation in the city. Deposits and day-to-day administration remain the areas where dissatisfaction is most concentrated.

I would give zero stars if that were an option. I would strongly advise students to read the reviews carefully before choosing NOPS. Our experience was characterised by consistently poor communication, repeated failures to provide information or updates when requested, and serious concerns about the condition and management of the property, including issues that we understood were known to the letting agent and landlord before the tenancy began. The property was not in the condition recorded on the original inventory. If you do choose to use NOPS, I strongly recommend inspecting every room in detail, photographing everything, and thoroughly annotating the inventory before signing. Document any damage, damp, mould or maintenance issues and keep copies of every email, report, photograph and piece of correspondence. A comprehensive paper trail may prove essential if problems arise. We also experienced significant problems when dealing with the tenancy notice. NOPS disputed its validity, creating unnecessary uncertainty and requiring us to seek external advice before NOPS eventually reversed its position. Having eventually accepted the correct position, NOPS then provided only two working days’ notice of the revised tenancy end date. Our experience of NOPS’ formal complaints process was equally disappointing. Important issues were not properly addressed and at times ignored, requiring us to escalate the matter to The Property Ombudsman. Students deserve a letting agency that communicates clearly, provides accurate information, manages properties responsibly and deals professionally with complaints. Unfortunately, based on our experience, NOPS were not able to meet these very basic standards.

I am a DPhil student at the University of Oxford. I had a horrible experience with NOPS. I leased two properties over a period of two years. I can’t emphasise enough how much you should avoid this letting agency. Here are the negatives I experienced: certain staff members were hostile and very difficult to deal with, dubious deposit deductions with questionable evidence, critical errors in the property inventory, property being a mess upon arrival, not providing easy access to our electricity meter (they only supplied me with a key for the cupboard after I pointed out this was illegal), they will charge you for maintenance callouts that turn out to be unnecessary (even though this clause was not specified in our contract, and our callouts were made in good faith), and very poor communication. I remember in one property the mattress was so bad I couldn’t sleep at night (37 Venneit Close). I raised this as a maintenance request, but they refused to change it. Luckily, I was able to purchase my own mattress, but this type of treatment is totally unacceptable. The least you could do for your tenants is to make sure they have a decent place to rest their heads at night. It’s called being a decent human being. On balance, the only real positive was that they attended our maintenance requests quickly. Nevertheless, in my short 29 years of being on this planet, I have never encountered such a predatory and hostile business in my life. Please avoid them at all costs. Landlords are also partly to blame because by using NOPS, they are perpetuating this sort of un-ethical behaviour. If you have already moved into one of their properties, document everything and join the Oxford Renters Union. The Union will be able to offer guidance and emotional support, as well as engage in legal negotiations if required.

Very disappointing experience with NOPS Oxford. I received a confirmation email from Debbie Swailes confirming my viewing for Flat 5, 320 Banbury Road, and was informed that the team would call me on the morning of the viewing to confirm attendance. No call was received, so I had to contact the office myself to confirm the appointment. Despite the viewing being confirmed, my friend attended the property at the agreed time, and no one from NOPS arrived. There was no communication for over 20 minutes, and my attempts to call the office again went unanswered. This was a complete waste of time and reflects very poor communication and organisation. A confirmed viewing should be handled professionally, and I would expect better service from a letting agent.

AVOID!! The Worst group i have ever had to deal with Giving these guys 1 star is generous!! I had a genuinely awful experience with NOPs and Rent Guru, and I would strongly advise anyone to think twice before renting through them. From the start, communication was poor to the point of being unusable. Emails were repeatedly ignored, and every time I tried to resolve something, it felt like I was being passed around to a different person and forced to explain everything from scratch all over again. It was exhausting, time-wasting, and completely unprofessional. What stood out most was the pattern: unreasonable charges, no accountability, and no real effort to deal with issues properly. Instead of helping, they seemed more focused on pushing costs onto the tenant regardless of responsibility. My experience with NOPs and Rent Guru was stressful, frustrating, and unfair. You should not rent with them

Horrible service. It’s now well documented that their business model is to keep 100% of your deposit. Please be aware of this. Thank you for your attention on this matter.

I have had an awful time renting with NOPS as a student this year. A lot of the other reviews go into detail about the problems with the agency and I resonate with far too many of those problems! Stay well away,

Always used NOPS to find quick and easy accommodation from a helpful team every time I have needed in Oxford due to work. Thanks again for all your hard work and keep it up. All the best 😁
