Her communication was excellent, keeping me informed at every stage and ensuring everything progressed smoothly. Sibylla demonstrated a high level of commitment, attention to detail, and customer service, always willing to answer questions and provide assistance whenever needed. I’ve been a landlord with this agency for 6 years, and honestly, I should have left much earlier. Throughout my time with them, communication has been incredibly poor. Simple emails routinely take up to a month to get a response — even after multiple follow-ups and chasing. It feels like a constant struggle just to get basic answers or action. What’s frustrating is the contrast: whenever I send a formal complaint or mention that I’m considering leaving, they suddenly respond almost immediately. Each time I tried to leave, I was persuaded to stay with temporary incentives like reduced management fees or small “freebies.” In hindsight, that just prolonged an already poor experience. The lack of transparency and cost control is another major issue. For example, I was quoted £650 through them for a simple repaint touch-up job. When I sourced it independently through Checkatrade, I got the same work done for £100. That’s an enormous markup and raises serious concerns about commissions and value for money. If you’re considering using them — especially for full property management — be very cautious. If you don’t closely monitor and approve every piece of work, costs can quickly spiral and eat into your rental income. Overall, I would not recommend their services. Additional review after seeing their response: none of it addressed the actual concerns. Instead, it feels like they are more focused on protecting their public image than genuinely improving their service. The example they gave about how they handled the DPS issue is only the tip of the iceberg — the list of unresolved problems and poor experiences goes beyond that.
I would never work with this team as someone looking for a home. Last week I contacted them on Wednesday, asking to view 6 different properties. The lady on the phone didn’t really seem like she had the time of day for me, from the get-go. Nonetheless, she asks me this laundry list of questions and tells me someone will get back to me after lunch. After lunch, no contact. Okay, I thought. So I phone them back on Thursday and there is ‘no trace’ of my request for bookings and the new woman on the phone is speaking to me like a schizophrenic. It’s getting weird. This new woman tells me the same thing, she will phone back and get the viewings locked in. Nothing. I then phone for the final time today - worst case scenario - they have no idea who I am. Okay, forget it, hang up. Don’t deal with them.
I would have to give the estate agents 5 stars. Amber in particular gets a special thank you. Really made the process which is a very difficult and time consuming process easier. She was very quick to respond to queries and made sure we got things moving forward when needed. From the start I could see how hard this estate agent was working to help make this purchase as smooth as they possibly could. I have no complaints honestly.
Davidson estate agents is a nasty agent would like to take as much as possible of your rental deposit. I was a tenant. I had to admitted I didn't return the place in the same condition it was given to me. But davidson estate make excessive claims toward the deposit. Like repairing the home appliance which is perfectly fine when i return the rental place, repairing the floor which is laminated since the beginning, and throw some of items away, which is actually part of the initial items. Luckily I have majority of the photos and documentation. After dps, I get majority back.
Do not rent from Davidsons. I lived in a property they managed for 5.5 years and returned it in very good condition, allowing for fair wear and tear. One of their agents even texted me how well I’d looked after the property. Despite this, they attempted to deduct £195 from my deposit for issues that were not mentioned in my checkout report and also that I had previously reported to the landlord as a maintenance issue. For transparency, I did accept to pay for one issue that was raised. When I queried this with Andrew Love, I was told to raise a dispute with the Deposit Protection Service rather than being willing to discuss it. Luckily I was able to prove that I had left the property as clean as when I moved in and DPS found that I was no liable to pay for a few things they had claimed for and that I should only pay 40% of the cleaning fee. I received the majority of the proposed deduction back. During my tenancy, I was wrongly told that I had missed a rent payment (luckily I could prove that I had paid). I found that communication to resolve this with the team was difficult. I called multiple times and was promised a callback each time that I never received. Eventually I mentioned to get through via email. Overall, the checkout process felt unnecessarily disappointing after a long tenancy. Based on my experience, I would recommend that future tenants document everything carefully and compare check-in and check-out reports before accepting any deductions.
