Re Sale of 10 Pownall Road, Ipswich, IP3 0DS Dear Kate and Sarah, We felt we must write to commend both Sarah Kershaw, your Senior Negotiator and Riverdale Estates. We were leaseholders of the rental apartment above, our sale completed in January last month. From our first meeting, we knew that Sarah was the person for us. Unlike our two previous agents that were happy to accept our rose-tinted view of what our property might be worth, Sarah arrived armed with facts, clearly showing prices similar flats in the block had achieved, Sarah advised that if we were serious sellers, that was the price area we should be using. It was a sobering thought but we considered matters over a weekend and decided that was very sensible. Our tenants left a few months later and, then free to carry out a detailed inspection, we realised that to attract a buyer in a slow market and with so very many flats for sale in Ipswich, we would need to spend time and money on refurbishment to make our property stand out. There followed weeks of cleaning, a kitchen makeover, re-carpeting and re-decorating throughout. Sarah came back, helped re-arrange the furniture to best effect and took a fresh set of photographs both internally and externally. Her photographs were stunning and the detailed write-up excellent. Within a relatively short time a first-time buyer was found, but Sarah's input didn't stop there. Over the coming months we came to realise just how very important having a good agent is; Sarah's involvement bridged across both sets of solicitors, our buyer and ourselves. Throughout a protracted and often frustrating conveyancing process, it was only Sarah who kept us informed and our nervous first-time buyer on-board. Without her, we have no doubt that the sale would have fallen apart. So thank you Sarah, you were a pleasure to work with. I have been renting through this agency for over 3 years and in that time, it has been a constant battle to get repairs done. When I first moved in, the roof was damaged and water flooded my apartment. It took over 1 year to resolve the issue. There was mold in the apartment and it caused me to be hospitalized with severe breathing problems. Since this time, I had another flood, but unlike before, they were quick to get someone out to suck up the water and then they brought out dehumidifiers to finish the job. I have renewed faith in Riverdale Estates and will continue my tenancy with them.

The best estate agency I’ve ever worked with! Riverdale Estates have always been incredibly prompt in their replies and genuinely go above and beyond for their customers. I’ve recommended them to several friends and colleagues, and I hope they continue providing the same excellent service!

I have left a review for Riverdale Estates on a previous occasion. Just recently I have had a few maintenance issues with my property that they manage for me and I would like to update my previous comments. Riverdale always efficiently deal with everything I have asked them help with. There has been a few issues which have been out of my control but with there help and advice everything has been resolved. I cannot recommend them enough.

The service I received from all members of staff, who I dealt with at different times was excellent. Special thanks though to Janet Norris, who did absolutely EVERYTHING she could to make our sale a success. She dealt with my husband and myself, and our constant questions, keeping us updated in what was a very laborious wait for completion. She also communicated with our solicitor and the estate agent for our purchase (same solicitor for sale and purchase). Plus she kept us fully informed about the sale of our house, and the reasons for the delays with the purchasers. Janet explained things to us, this kept us going at times when we simply had had enough of waiting for answers to questions from the solicitor. We have now been in our new home nearly three months, and at times we were almost ready to pull out, but the support from Janet kept us going I couldn't recommend this company enough.

I would like to express my deep disappointment with the service provided by Agency. Unfortunately, our experience with this agency has been extremely frustrating and unacceptable. Firstly, before renting the apartment, we specifically asked if there was any mold, and we were assured that there wasn’t. However, to our surprise, despite heating the apartment daily, the condensation on the windows never disappeared—which also raises serious concerns about the quality of the windows themselves. It was only after purchasing a dehumidifier that we realized the real issue: the indoor humidity level was an alarming 89%, and the walls were so damp that the plaster was literally deteriorating. Renting out a property in such a state is completely unacceptable. Secondly, the agency was aware of the shower issue from the beginning, yet they failed to fix it before renting out the apartment. Now, after several months, it still hasn’t been repaired. What’s even worse is the complete lack of communication—we have to constantly call them for updates, yet nothing gets done. We expected a much higher standard of service and basic maintenance. I strongly advise others to stay away from this agency unless they are prepared to deal with unprofessionalism, poor communication, and a complete lack of responsibility. Siloam place tenants ✊🏻
