Terrible experience. As first time buyers, we had our offer accepted on a house at the end of May 2025. Not in a rush but hoped to complete before Christmas. Communication from the estate agent was poor throughout, with long periods of no updates, only extending the move in date and us trying to accomodate the sellers schedule. Christmas came and went, and we were then told we would complete by the end of January. We were assured everything would be ready before our mortgage offer expired at the end of Jan (which could not be extended as it had been so long already). However, just days before our planned move we had a call from House & Son telling us the completion could no longer go ahead. This caused us a huge amount of stress and upset as we had given notice already on our flat and had movers booked. Our mortgage broker spoke to House & Son as we were ready to pull out and later confirmed that the delay was due to the seller not making any arrangements to move out, despite being fully aware of our deadlines. We were also made aware that the current owner was an employee of House & Son, which makes the lack of organisation and communication even more bizarre. When we finally moved in, the property had not been properly cleared. Items left behind included mouldy carpet in the loft, random personal belongings, garden furniture, even an active Ring doorbell still attached to the property. We were told these issues would be resolved (naively assuming the seller would come and collect their bits in the next week or two) but have had to repeatedly chase for updates. We were told before Easter that the seller had “forgotten” and that this would be sorted after the holiday. As of writing this at the end of April still nothing. It's a shame as we like the house but no way I could recommend them after the experience we've had, extremely poor overall.
