I had a very positive experience with Bricks & Mortar throughout the letting process. Leo was professional, responsive, and helpful throughout the entire letting process. He kept me updated at every stage, answered my questions promptly, and made the process smooth and straightforward. I appreciate his support and would happily recommend him and the team to others looking for accommodation. As I was relocating to Newcastle from another city and arranging accommodation remotely, I was naturally a little concerned about finding a suitable place in a completely new area. However, the online viewing was detailed and transparent, and the communication throughout was excellent. What stood out most was how trustworthy and reassuring the entire process felt, which made my relocation much less stressful.

Didn’t specify company guarantors were allowed to be used, simply stated in contract that it had to be a uk based guarantor. Effectively stole money from 5 students as wouldn’t return our initial deposit due to a fault on their behalf
When we first moved in I was so excited to live in my first student property with my friends. But we were immediately disappointed as the property had very clearly not been cleaned in between tenants. Additionally the garden was full of litter and car bonnets ? The cupboard under the stairs was rammed with things that the previous tenants had left which was never removed. Several lights didn’t work and doors and wardrobes were broken also. Decorators were meant to come into our property before we moved in but they never came. The walls were all extremely marked and damaged. The light in the bathroom did not work and was not fixed for over 5 months despite multiple calls and emails. Because the bathroom didn’t have a window, it would be pitch black in there and we would have to use our phone torch to shower/use the toilet, which is a health and safety hazard in itself. Not to mention it was covered top to bottom in green mold which they had attempted to just paint over. There were several other safety issues. For example the main gas switch was behind a built in microwave (which by the way didn’t work and was never fixed) and took the gas man 40 minutes to remove the microwave to access the switch. If there was a gas leak, it would be so dangerous. The gas man was horrified. It’s a legal requirement that the gas switch is accessible and not behind built in appliances. Additionally the only fire extinguisher in the property went out of date in May 1998, before any of the tenants were even born, which is also completely unacceptable. Our house is above a shop and people who worked in the shop were trespassing into our garden and smoking there. We made bricks and mortar aware of this but were completely dismissed and told to sort it out ourselves. As a house full of young women, we did not feel comfortable confronting these men. The trespassing continued until the end of the tenancy. After living here for a few months, we were not told the bank account to pay rent had changed, so despite paying rent to the bank account on our tenancy agreement, all the tenants were emailed saying that our rent was outstanding. Staff were extremely unhelpful and kept directing us to different people from Henson Management who would then direct us back to bricks and mortar. It was very stressful not knowing where over £2000 had gone. One of the worst things for me was the constant flow of people from bricks and mortar who would let themselves into the house without any notice and walk into our rooms unannounced. Once again as a group of 5 girls, having a complete stranger let themselves into your house and just walk into your room unannounced and without any notice is scary. We raised these concerns with bricks and mortar, however it continued to happen all the time until the end of the tenancy. Another problem was that the back of the cupboards in the kitchen had huge holes in them which allowed rats to enter the property. The exterminator put poison down but did not block the holes so it’s only a matter of time before there will be another infestation for the next tenants. The exterminator was very familiar with the property indicating that this was a recurring problem. When we moved out, we completely scrubbed the house from top to bottom and took all the items from previous tenants to the tip, but were still charged over £200 for cleaning and a tub of butter I accidentally left in the fridge. We were also charged nearly £200 for a Henry hoover which we never had. When we disputed this, they said that they had sent it in the post during the middle of the tenancy. We were not notified of this, and no hoover was ever delivered to us. Edit: RE your response, it’s strange that you took over the property in 2025 as in July 2024 we signed the tenancy under your name, in your shop and received confirmation from the bricks and mortar email. If you’re still not certain then I’m happy to attach the tenancy agreement that has your logo on every single page. This just demonstrates how unprofessional this estate agents is.
Incredible experience from Leo. Phenomenal agent, answered all the questions we had and found an incredible place for us to live in. Was very supportive and the turn around was amazing. Within an hour of the viewing, we had paid the deposit and reserved the property. Cannot recommend the company, especially Leo, enough. Especially students - this is the one.
