During my tenancy at Park Rise, Andie Wolstenholme has been incredibly helpful and available on hand to quickly resolve any queries or matters with his immaculate, professional and timely communication. I had a very disappointing end-of-tenancy experience with Complete Prime Residential, particularly with the handling of our deposit dispute by Chrystalla Kaila. After a 3-year tenancy, we were presented with a £448 deduction claim for “deep clean and repairs”, despite the invoice containing only a single non-itemised charge with no breakdown of cleaning, repairs, disposal, blinds, or maintenance costs. What was particularly disappointing was that several issues later relied upon in the check-out process had already existed at check-in and had been formally reported by us at the start of the tenancy by email with photographic evidence, including damage to furniture and cracked fridge shelving. Despite this, these issues were still raised during the deposit dispute as if they had been caused during our tenancy. I found this both unfair and highly unprofessional. Throughout the process, I repeatedly tried to explain the evidence, provide documentation, and request an itemised breakdown of the costs being claimed. Rather than properly addressing the points raised, I felt that my concerns were largely dismissed. Fair wear and tear, pre-existing defects, and the lack of detailed supporting evidence did not appear to be given proper consideration. I was also repeatedly told that the property needed to be returned in the same or “spotless” condition as at check-in, despite this being a tenancy of approximately three years where fair wear and tear clearly applies. In addition, the check-out inspection took place around 18 days after we had vacated the property, yet concerns about cleanliness were still attributed entirely to us. Most disappointing of all was the attitude taken towards resolving the dispute. Rather than engaging constructively with the evidence and questions raised, the response was effectively to take the matter to the DPS. The matter ultimately proceeded to DPS adjudication. After reviewing all of the evidence, the disputed amount was returned to us and the vast majority of the proposed deductions were not upheld. I would strongly recommend that future tenants carefully document the property's condition at move-in, keep all correspondence in writing, and retain photographic evidence throughout their tenancy. Overall, a very disappointing experience and an unnecessarily stressful deposit dispute process.
