Discriminatory and non-standard referencing practices. We applied for a property with a guaranteed, stable income from disability benefits and Universal Credit (with LCWRA). We also provided a homeowner guarantor to secure the application.This agency rejected our application by enforcing an absurd, arbitrary guarantor multiplier of 60 times the monthly rent (demanding a £69,000 salary), completely discounting our secure income.I have since verified with three alternative local letting agencies that the industry standard is 30–33x the rent. This agency is intentionally fabricating impossible criteria to create an unlawful blanket barrier against disabled applicants and benefit claimants.This matter has been escalated directly to the local council's Private Sector Housing Enforcement team and the National Trading Standards Estate & Letting Agency Team (NTSEAT) for indirect discrimination. Avoid this company if you want to be treated fairly and legally.
