Commercial property agents · Luton

How much does Commercial property agents cost in Luton? (2026 price guide)

Commercial property agents typically charge 1-3% of the sale price for property sales, or 8-15% of the first year's rent for arranging a new commercial lease. Valuation and consultancy work is often billed separately at £500-£2,000 depending on the property's size and complexity, or occasionally at an hourly rate of £100-£250.

Fees are influenced by property type (retail, office, industrial or mixed-use), transaction value and complexity, whether the instruction is sole or joint agency, and the amount of marketing and viewings management required. Larger or specialist commercial assets, such as development land, often attract negotiated fee structures rather than standard percentages.

Agreeing fee structures and any minimum fee clauses in writing before instructing an agent helps avoid disputes once a deal is agreed.
